What makes land work for a data center
Two farms in the same Tennessee county can be entirely different propositions for this, and the difference is rarely the pasture or the frontage. These are the things that decide it.
Electric power
Transmission within reach, which in this state means TVA transmission. High voltage lines on or beside the ground, or a substation nearby, are what make a site possible. The line along the road is a distribution line and will not carry a project of this kind.
Acreage and shape
What your local distributor can actually handle. A small rural cooperative and a large municipal electric department are in quite different positions when a very large new load arrives, and that is worth establishing early rather than late.
Water
Terrain, which excludes more ground in Tennessee than most people expect. Middle and East Tennessee are ridge country in large part, and a genuinely flat contiguous block is worth far more than acreage on a slope.
Fiber and connectivity
A single block rather than pieces. Contiguous ground under one ownership beats the same total divided by a road, a branch, or a neighbour's tract in the middle.
Road access
Access heavy equipment can use, and a county that has thought about industrial development. Some Tennessee counties have real experience of it. Others are meeting the question fresh, and in a state where this has become publicly contentious that matters.
No property clears all of that and none has to. What we are working out is whether the gaps can be closed, and that is a judgement about your specific ground rather than a rule about Tennessee.
